What decides the job
Land clearing is priced and scheduled off what is actually growing on the ground, what has to stay, and what happens to the material once it comes down. These are the things that change the answer, and the things we walk before quoting.
Selective land clearing costs more per acre than taking everything, because the machine has to work around what you are keeping. Mature oaks, a treeline for privacy, an existing driveway. Mark it before we quote and the number holds.
Palmetto, Brazilian pepper and melaleuca all come out differently. Brazilian pepper regrows from anything left behind, so it gets treated as a root job and not a cutting job. Slash pine and cabbage palm are straightforward. Dense palmetto root mat is the slowest ground in Southwest Florida.
Cutting at ground level is fast and cheap, and wrong if anything is getting built. Organic material left in the ground rots, compresses and takes the slab or the driveway with it. If a structure is going on it, stumps and root balls come out.
Mulching in place keeps the material on the lot as ground cover and costs the least, because nothing gets loaded and nothing gets hauled. Hauling off means trucks, tipping and time. This single decision moves a price more than anything else on this list.
From June through October the ground holds water and heavy machines leave ruts that then have to be repaired. Some lots work fine wet. Others are a dry season job. We say which one yours is instead of finding out with a machine stuck on it.
Gopher tortoise burrows are protected in Florida and cannot be cleared over. Moving them legally needs a permitted relocation agent and lead time. Some trees and some parcels carry county restrictions. We flag what we find on the walk so it does not stop the job halfway through.
A lot behind a narrow easement, a soft shoulder or a fence line changes which machine can work and how material leaves. Access gets checked before scheduling, not on the morning of.
We submit 811 locates and verify utilities before any equipment enters the site. Every job, no exceptions. Irrigation, septic, power drops and well lines are all things you only find once.
How this gets priced
Land clearing quotes get thrown around by the acre. Anyone who gives you a per-acre number without seeing the lot is guessing, and the guess is either padded or about to change. Here is what actually moves the price, so you can tell a real estimate from a placeholder.
We do not publish per-acre rates, because a land clearing rate that fits every lot fits none of them. What you get is a walked scope with the assumptions written down, so you can compare it against anyone else line for line.

Before you call
Either, and it is usually the biggest decision on a land clearing quote. Forestry mulching leaves the material on the lot as ground cover, costs less and is faster because nothing gets loaded or trucked. Hauling off gives you bare ground but adds loading, trucking and disposal. If you are building, some of it usually has to leave regardless, because the mulch cannot stay under the pad.
Yes. That matters for two reasons: mulching gets scheduled around your job instead of around a rental window, and the operator running it is the same person who walked your lot.
Often, but not always the same way. From June through October the water table is high and heavy machines rut ground that then has to be repaired. Some lots drain well enough to work through it. Others cost less and finish faster if the land clearing waits for dry season. We tell you which one you have on the walk, rather than after the machine is on site.

It depends on the county, the parcel and what is growing on it. Requirements differ between platted residential lots, agricultural acreage and parcels with protected vegetation. We tell you what we see on the walk and what it is likely to require, and we do not start clearing on a lot where that is still an open question.
Both are options and they are not interchangeable. Grinding stumps below grade is enough for pasture, fencing or opening a view. If anything is getting built, the root balls come out. Organics left in the ground rot, settle, and take the slab with them a year later.
Anywhere from most of a day to several days for the same acre, depending on density, stump handling and whether material leaves the site. That range is exactly why we walk the lot before quoting instead of pricing off a satellite image.
Yes. Land clearing that stops at bare ground leaves you with a second contractor and a second mobilization. Rough grading, drainage and pad work run on the same machines and the same crew, so the lot gets handed off ready instead of open.
