▸ The whole sequence, one contract
Site preparation for Bonita Springs builds: clearing, fill, building pad, drainage and access — from coastal infill lots to estate parcels east of the interstate.
How a lot becomes a build site
Site preparation is a sequence, and every step decides what the next one costs. This is the order we work in, and why each step is there.
01
We walk the parcel with your plans: access, setbacks, what stays, what goes, and where the machines can actually work without tearing up the rest of the lot.
02
We confirm what the parcel needs before anything moves — vegetation removal, right-of-way, and any protected-species survey that applies. Nothing starts on a lot that is not clear to start.
03
Vegetation, stumps and roots removed inside the approved limits. Grubbing matters: organic material left under a pad is what settles later.
04
Topsoil and organics stripped off the building area, then the subgrade is proof-rolled to find the soft spots before they become a problem under the slab.
05
Where the proof-roll finds muck, roots or unsuitable material, it comes out and gets replaced. This is the step that is invisible when it is done right and expensive when it is skipped.
06
Fill placed in lifts and compacted, not dumped and pushed. Each lift is worked to the moisture it needs so the pad holds the elevation it is built to.
07
The pad shaped to the elevation on your plan and checked, so the builder inherits a surface that matches the drawings instead of a surprise.
08
The ground shaped so water leaves the pad and the structure — flat land does not drain itself, it drains the way it is built to.
09
The route in built to carry the trucks that come next, so the first concrete delivery is not the test of whether your access works.
10
Trenching and access coordinated with the trades that follow, so the sequence after us does not start by undoing what we just finished.
11
Silt fence and site controls in place, the lot walked with you, and the ground handed off to your builder ready for the slab.
Handed off ready for the slab.
The ground here
Bonita runs from tight coastal infill to estate parcels inland, and a wetland buffer can appear on either. The preparation for one has almost nothing in common with the other, which is why the site walk decides the scope rather than a price list.
Small lots, close neighbours and elevation that matters. Access and staging drive the plan more than machine size does.
More ground, longer approaches and often a driveway that has to be built before anything else can reach the pad.
Where a parcel carries a wetland line, a setback comes with it and the review runs on its own calendar. That belongs at the start of a project, not in the middle.
The water sits near the surface here. It governs how deep the work can go and what the fill has to achieve.
Before anything moves
The items below set the schedule. We confirm them at the site walk, because every one of them is cheaper to solve before the machines arrive.
Clearing is tied to the building permit and to what the parcel is approved for. Beyond that limit, it needs its own approval.
Where a wetland line exists, state and district jurisdiction applies and a setback comes with it. The review has its own timeline and it does not compress.
The pad has to satisfy the flood requirement for the parcel — reaching that elevation is preparation work and part of the scope from day one.
Fill placed in lifts and compacted to hold the elevation it is built to, rather than tipped and levelled.
We submit 811 requests and verify utilities before any equipment enters the site. Every job.
On infill lots the neighbours are metres away. Staging, silt fence and site controls go in before the ground opens.

Coverage
We handle site preparation across Bonita Springs — the coastal side, the estate parcels east of the interstate, and the corridor up toward Estero.
Before you call
Clearing opens the lot. Site preparation is the sequence that follows and includes it: clearing, stripping, fill, compaction, pad, drainage and access, handed off ready for a slab. If the lot just needs opening, clearing is the job. If you are building, this is.
A setback applies and the review runs on its own calendar, which is why it belongs at the beginning of a project. We identify it at the walk so it shapes the schedule instead of interrupting it.
Yes, and not always the way people expect. A tight coastal lot can cost more per square foot because access limits the machines, while an estate parcel costs more overall because there is more ground and a driveway to build.
It comes from your existing grade and the elevation your plans and the flood requirement call for. We walk the lot and read the plan before quoting a number.
Yes. The ground is handed off ready for the slab, on a date your builder can mobilise to, with the pad matching the drawings.
