▸ The whole sequence, one contract

Site preparation for Fort Myers builds: clearing, fill, building pad, drainage and access — delivered as one sequence, handed off ready for the slab.

How a lot becomes a build site

Eleven steps from raw lot to a finished pad.

Site preparation is a sequence, not a single visit. Every step decides what the next one costs — this is the order we work in and why each step is there.

  1. 01

    Site walk and layout

We walk the parcel with your plans: access, setbacks, what stays, what goes, and where the machines can actually work without tearing up the rest of the lot.

  2. 02

    Permits and protected species check

We confirm what the parcel needs before anything moves — vegetation removal, right-of-way, and any protected-species survey that applies. Nothing starts on a lot that is not clear to start.

  3. 03

    Clear and grub

Vegetation, stumps and roots removed inside the approved limits. Grubbing matters: organic material left under a pad is what settles later.

  4. 04

    Strip and proof-roll

Topsoil and organics stripped off the building area, then the subgrade is proof-rolled to find the soft spots before they become a problem under the slab.

  5. 05

Undercut where the ground calls for it

Where the proof-roll finds muck, roots or unsuitable material, it comes out and gets replaced. This is the step that is invisible when it is done right and expensive when it is skipped.

  6. 06

Fill placed and compacted in lifts

Fill placed in lifts and compacted, not dumped and pushed. Each lift is worked to the moisture it needs so the pad holds the elevation it is built to.

  7. 07

    Building pad and grade check

The pad shaped to the elevation on your plan and checked, so the builder inherits a surface that matches the drawings instead of a surprise.

  8. 08

    Drainage and swales

The ground shaped so water leaves the pad and the structure — flat land does not drain itself, it drains the way it is built to.

  9. 09

    Site access and driveway approach

The route in built to carry the trucks that come next, so the first concrete delivery is not the test of whether your access works.

  10. 10

    Utility trenching coordination

Trenching and access coordinated with the trades that follow, so the sequence after us does not start by undoing what we just finished.

  11. 11

    Erosion control and handoff

Silt fence and site controls in place, the lot walked with you, and the ground handed off to your builder ready for the slab.

Handed off ready for the slab.

The ground here

Lee County ground, planned for honestly

Fort Myers covers everything from infill lots on established streets to open parcels out east. What the preparation has to do changes completely between the two, and pretending otherwise is how estimates go wrong.

Infill versus open ground

A tight lot between two houses is an access problem. An open parcel east of the interstate is a volume problem. They are not the same job or the same price.

Flat land, engineered drainage

There is no natural fall to rely on. Where the water goes is decided by the grading, and that decision is made during preparation.

Soft spots under good-looking ground

Organic pockets do not announce themselves. Proof-rolling the subgrade finds them while they are still cheap to fix.

Access before concrete

The approach has to carry the trucks that come next. On tight infill lots that is the constraint that shapes the whole plan.

Before anything moves

What a Fort Myers build asks for up front

These are the items that set the schedule, and they get confirmed at the site walk rather than discovered halfway through.

Permits and clearing limits

Clearing is tied to the building permit and to what the parcel is approved for. Where a lot carries a wetland line or sits in an overlay, the limits change.

Flood elevation

The pad has to satisfy the flood requirement for the parcel. Reaching that elevation is preparation work and belongs in the scope from the start.

Fill in compacted lifts

Fill placed in lifts and worked to the moisture it needs. Dumped and pushed looks identical on day one and different in year three.

Utility locates

We submit 811 requests and verify utilities before any equipment enters the site — particularly on established streets where the ground has history.

Neighbouring properties

On infill lots the neighbours are close. Staging, access and erosion control get planned so the job does not become their problem.

Erosion control

Silt fence and site controls in place before the ground is opened, not added once someone asks about it.

Before you call

Common questions about site preparation in Fort Myers

01What is the difference between this and excavation?

Excavation is a defined operation — a trench, a footing, material moved out. Site preparation is the whole sequence that leaves the lot ready for a slab. If you know which hole you need, that is excavation. If you need the ground ready to build on, this is it.

02My lot is tight, between two houses. Is that a problem?

It is a constraint, not a problem, and it is the first thing we look at. Access decides which machines can work, how material comes and goes, and how much of the plan is realistic. That is why we walk it before quoting.

03How much fill will I need?

It depends on your existing grade and the elevation your plans and the flood requirement call for. We do not put a number on it before walking the lot and reading the plan.

04Do you handle the erosion control?

Yes, and it goes in before the ground is opened rather than after someone asks. Silt fence and site controls are part of the sequence, not an add-on.

05Can you coordinate with the trades that follow?

That is the point of one crew running the whole sequence. Trenching and access are coordinated so the work after us does not start by undoing what we just finished.
